What we automate in a property management office

Most fixes land in what you already use: AppFolio, Buildium, Excel or a tool we build.

  • Tenant repair requests sorted by unit and urgency, each work order carrying the owner's spending limit.
  • Subcontractor and vendor insurance certificates read for their expiry dates, with a warning before one lapses.
  • Bounced rent payments charged the full returned-payment fee state law allows.
  • Three-day notices with weekends and legal holidays marked, so your office can check each date.
  • The monthly trust reconciliation laid out so the three balances tie, ready for the broker to sign.
  • Lease renewals tracked early, with the deposit notice and flood disclosure where the law calls for them.

On the walk, we find which of these your office has. See the full list for property managers

For property management offices the owner runs.

What you keep Keep AppFolio or Buildium. We work on everything around it, and we never move money, sign for the broker or send a notice in your name.

How it works

You can stop after any of them.

  1. Today

    Free

A free call, by phone. You tell us where the week goes. We tell you plainly whether a walk would pay for itself.

  2. The walk

    Paid

A visit to your office, and a look at your records.

The walk starts at $500. Bigger businesses get a quote on the free call. Start a fix of $1,500 or more within 30 days and the walk fee comes off its price.

Not worth it to you? Text or email us within 7 days of the call where you go over your sheet, and you get the walk fee back.

  3. Your sheet

Every problem in dollars, usually within a week of getting your records. You keep it either way.

  4. Then, only if you want

    Paid

One fix, priced before work starts, and a monthly check you can cancel any month.

The damage ran past the deposit, and the guarantor never got the bill.

On a student lease, the claim notice went out certified on day 21 and the deposit was applied. Within two miles of UF, the average deposit with a guarantor is $52, about 4% of the average without one (UF Off-Campus Life, 2026-27). With a deposit that small, almost any damage runs past it, and the guarantor owes the rest once your office sends the bill.

The fix: every move-out with charges past the deposit goes on one list with its guarantor, and the bill is drafted for your OK. This is one of the things a walk looks for.

Your office writes the claim notice and mails it certified, or emails it only where you and the tenant signed the email addendum (F.S. 83.49 and 83.505).

Who walks your business

Most owners I meet lose their evenings to the same few jobs: the quote typed up at night, the invoice that never went out, the call nobody got back to.

Before Lumora I did the paperwork at a water damage company, and I automated most of it. Now Lumora walks businesses around Gainesville and does the same.

I speak English and Spanish, so your office can work in either.
